The definitions set forth in this chapter shall apply to the provisions of this title. Whenever any words or phrases as used in this title are not defined in this chapter but are defined in the Subdivision Map Act as last amended, such definitions are incorporated into this chapter and shall apply as though set forth in this title.

A. "Access strip" includes right-of-way for purposes of ingress and egress to a lot.

B. "Block" means the area of land within a subdivision which is entirely bounded by streets, highways, or ways; except alleys, or the exterior boundary of the subdivision.

C. "City Engineer" means the Assistant City Manager for Public Works of the City of Berkeley, or their designated representative(s).

D. "Condominium" means an estate in real property consisting of an undivided interest in common in a portion of a parcel of real property together with a separate interest in space in a residential, industrial or commercial building on such real property, such as an apartment, office, or store. A condominium may include, in addition, a separate interest in other portions of such real property.

E. "Grading, erosion and sediment control regulations" means those requirements governing grading, erosion and sediment control adopted by resolution of the City Council, on file with the Department of Public Works.

F. "Lot" means a portion of land in a subdivision to be occupied by a building, group of buildings and accessory buildings, together with such yards and open spaces required by this title and the zoning ordinance of the City.

G. "Lot line adjustment" means an adjustment or relocation of a boundary line or a transfer of real property between two adjacent property owners or adjacent lots shown on a recorded subdivision or parcel map, which adjustment or relocation does not result in the creation of additional parcels or potential building sites.

H. "Merger" means the joining of two or more contiguous parcels or units of improved or unimproved land under one ownership or common fractional ownership into one parcel or unit.

I. "Parcel" means essentially the same as "lot"; this term is generally used for a portion of land in a subdivision of four or fewer "parcels."

J. "Parcel map" means a map showing a division of land of four or less parcels as required by this title, prepared in accordance with the provisions of this title and the Subdivision Map Act.

K. "Peripheral street" is an existing street whose right-of-way is contiguous to the exterior boundary of the subdivision.

L. "Subdivision improvement standards" means standard details, standard specifications, and other standards approved by the City Engineer that shall govern the improvements constructed pursuant to this chapter and the Subdivision Map Act.

M. "Unit" generally means essentially the same as "lot" or "parcel"; this term is generally used in a subdivision involving condominiums. "Unit" may also mean a portion of a subdivision when the subdivision is developed in phases. (Ord. 5793-NS § 2 (part), 1987)
